Claus found me my first investment property. The housing market has been the only source for profitable investment over the past three years. Property values have continued to increase, while other areas of the market have shown very little increase and many have shown a loss. Claus taught me how to first secure funding with out spending any out of pocket money. I wanted a "fixer upper" a residential property that needed work, but one that was structurally sound. It had to be in a safe neighborhood. Claus found that property, and checked the property prior to telling me about it. After visiting the property and knowing my expectations and also my capabilities; he showed me the property. I am a single mother of three, and a registered nurse full time. After discussing this endeavor with the children we decided to write a contract. Claus kept my offer low in order to net me the most profit. (making his own profit lower) I never would have gone that low, and trusting his expertise we got the contract. The children and myself were able to handle the repairs and Claus made sure our work would pass an inspection. The property was placed back on the market only 30 days after closing. The property was on the market for about 25 days and we received a contract for our asking price. Which was $20,000.00 more than our purchase price. I purchased and closed on this property on May 28, 2,004. This same property was sold and closed again on August 28, 2,004. Claus I would like to thank you for teaching and guiding me every step of the way. It has been not only profitable but a pleasure to work with you.
